Autumn Construction Services, Inc. was the American Airlines owner’s representative for the construction of a new state of the industry aviation support vehicle maintenance facility. The new facility which replaced the existing American Airlines GEM building was relocated to accommodate the construction of the O’Hare Modernization Program construction of Runway 9C-27C. Autumn’s Project Manager was involved from the onset of the project, participating in A/E selection during the planning and design, and providing oversight and constructability input. During the construction procurement process, Autumn was engaged in the selection of the contractor and negotiation of the $48 million Guaranteed Maximum Price (GMP) based on the 90% documents. Numerous meetings were facilitated to reconcile discrepancies, discuss, construction staging, coordinate schedule, and construction issues. The 78,950 SF building included 24 variable-size vehicle maintenance bays with a centralized overhead monorail system which can be extended into each of the service bays. The 2-story building also included 15,000 SF of training/office space, 5000 SF of shops and tool storage, and 10,000 SF of parts storage. Separate on-site buildings for vehicle washing and temporary waste storage were also built.
